In Idaho’s growing market — especially in Pocatello, Chubbuck and Southeast Idaho — knowing what to look for can save you a lot of headache.
Here’s what we tell people to look for when they’re evaluating home builders — including us.
1. Are They Actually Present on the Job?
This is the first question we’d ask. A lot of builders sign a contract and then disappear — leaving subcontractors to run the show unsupervised. That’s when mistakes get made, schedules slip and quality suffers.
Ask any builder you’re considering: who is on the job site every day? How often will you personally be there? What does your oversight process look like?

2. Do They Have a Track Record You Can Verify?
Experience matters in home building. A builder with 5 homes under their belt is a very different proposition than one with 300. Ask to see previous work. Ask for references. Check their Google reviews and read what past clients actually say.

3. Are They Transparent About Costs?
One of the most common complaints about home builders is that the final cost ends up far higher than the original quote. Vague estimates, undisclosed allowances and change order surprises are red flags.
A good builder will walk you through costs clearly and honestly from the beginning. They’ll explain what’s included, what’s not included and where costs can change. They’ll recommend you budget a 10-15% contingency and tell you why.

4. Can They Show You Their Timeline — and Do They Hit It?
The market average for a home build in Southeast Idaho is 6-9 months. We consistently finish in 4-5. That’s not an accident — it’s the result of tight scheduling, coordinated trades and active oversight on every build.
Ask any builder you’re considering for their average build timeline and ask them what causes their builds to go longer than planned. If they can’t answer that clearly, that’s a signal.
A longer build timeline costs you money — you’re paying rent or a mortgage somewhere else while your home sits unfinished. A builder who finishes on time saves you real money beyond just the build cost.
5. Do They Build the Type of Home You Want?
Not every builder builds every type of home. Some specialize in production homes. Some only do custom. Some have never built a barndominium. Make sure the builder you’re considering has experience with the type of home you want to build.

6. What Does Their Contract Actually Say?
Before you sign anything with any builder read the contract carefully. Look for:
- What is and isn’t included in the base price
- How change orders are handled and priced
- What the payment schedule looks like
- What happens if the build goes over timeline
- What warranties are provided on the finished home
- How disputes are resolved
A builder who is confident in their work will have a clear, straightforward contract. If something seems vague or if a builder pushes back on questions about the contract — pay attention to that.
7. Do You Actually Trust Them?
This one sounds obvious but it matters more than anything else on this list. You’re going to be working with this person for 4-6 months minimum. You’re going to have questions, concerns, decisions to make and moments where something doesn’t go as planned. Do you trust this builder to be straight with you when that happens?
The best way to evaluate this is to have a real conversation before you sign anything. How do they communicate? Do they answer your questions directly? Do they tell you things you might not want to hear — or just what sounds good?
