What Makes Western Legacy Homes Different

We move fast. Our builds run on tight schedules. We don’t believe a home should take 9 months to build when it can be done in 5. Our current build in Chubbuck – a 3,000 square foot semi-custom home with a full unfinished basement – broke ground February 24th and will be complete by end of June. That’s 4 months start to finish. The market average in Southeast Idaho is 6-9 months.

We are on the job. Chris and Anderson are present. We oversee the work being done, coordinate trades and don’t disappear once the contract is signed. You’ll know what’s happening on your build at every phase because we’ll tell you – and show you.

We don’t sacrifice quality for speed. Moving fast doesn’t mean cutting corners. It means planning better, coordinating trades tightly and not letting projects sit idle. Quality is non-negotiable – it’s the foundation our reputation is built on.

The Permit Process in Chubbuck – Easier Than You Think

One of the things that surprised us when we started building in the Pocatello and Chubbuck area was how well the local building department operates. The Chubbuck building department is knowledgeable, professional and genuinely easy to work with. Inspections can be scheduled online, the process is straightforward and the team there knows what they’re doing.

For clients who have heard horror stories about permit delays holding up builds elsewhere, Chubbuck is a pleasant surprise. When the process runs smoothly at the city level it makes a real difference in our ability to keep your build on schedule.

Permit costs in Bannock County typically run between $10,000-$20,000 depending on the size and scope of the project. This is something we factor into every budget conversation upfront – no surprises.

What Does It Cost to Build a Home in Pocatello Idaho?

This is the question everyone asks – and the honest answer is that it depends on what you want to build.

Here’s a general framework for how we think about it in our market:

  • Entry level / Signature Series: $125-175 per square foot – efficient, well-designed homes that don’t sacrifice quality for cost
  • Mid range: $150-225 per square foot – more custom finishes, more design flexibility
  • Luxury / Estate: $200-300+ per square foot – fully custom everything, premium finishes throughout

Land in the Pocatello and Chubbuck area runs anywhere from $50,000 to $200,000+ depending on size and location. Nicer areas and larger lots toward the higher end of that range. Idaho Falls tends to run about 10%-20% higher than Pocatello for comparable lots.

The most important thing we tell every client is to add a 10-15% contingency to whatever budget you’re planning around. Building a home always involves decisions and adjustments – having that buffer means you can make those decisions without stress.
