Frequently Asked Questions

Straight answers about building with Western Legacy Homes — from your first consultation to move-in day.

Getting Started

What areas do you build in?

We’re based in Pocatello and build across Southeast Idaho, including Chubbuck, Idaho Falls, Blackfoot, Inkom, McCammon, Lava Hot Springs, Arimo, American Falls and Island Park. Building somewhere else in the region? Reach out and we’ll talk about your location.

What types of projects do you take on?

Custom homes, semi-custom homes from our floor plans, spec homes, barndominiums, and custom garages and shops. We also offer design and drafting, and construction consulting for owner-builders who want expert help on part of the process.

How do we get started?

Start with a free, no-pressure consultation with Chris or Anderson. We’ll talk through your vision, budget, land and timeline, and if it’s a good fit, we’ll map out next steps. Request one through our contact form or call or text (208) 600-4839.

Can you help us find land?

Yes. Chris is a licensed real estate broker and can help you find and evaluate a lot in Southeast Idaho. Already have land? We’ll build on it.

Design & Floor Plans

Can we bring our own floor plan?

Yes. If you have your own plans, we’ll review them to make sure they’re complete and buildable. If they need more work, like full construction details or a framing plan, we’ll do that in a short design phase before the build starts. That step helps us lock in an accurate budget and keeps everyone on the same page from day one.

What’s the difference between custom, semi-custom and spec homes?

A custom home is designed from scratch around you. A semi-custom home starts from one of our proven floor plans, and you personalize the finishes and features. A spec home is built and finished by us, ready to move into.

Budget & Pricing

How do you set the budget?

We finalize your floor plan first, then give you a final budget before any contract is signed. Your build doesn’t go over that budget unless you make changes outside the agreed contract and material allowances, such as a change order upgrading materials.

Do your estimates include a contingency?

Yes. Our preliminary estimates include a contingency for unforeseen expenses, so surprises don’t derail your plans.

Do you work with lenders?

Yes. We have a preferred lender we’re happy to recommend, and we can walk you through how construction loans work.

The Build

How long does it take to build?

Most of our builds take 6–9 months from breaking ground to move-in. Timing depends on the size and design of your home and the time of year we start, and Southeast Idaho weather can shift things. We’ll give you a realistic schedule for your specific project before we start.

Do you handle permits?

Yes. We handle permitting for every build, from plan submission through inspections.

How will we stay updated during the build?

You’ll work directly with Chris and Anderson, not a salesperson or coordinator. We give regular updates on progress, upcoming selections and timelines, and we’re easy to reach by call or text.

After Move-In

Do you offer a warranty?

Yes. Every Western Legacy home comes with a 2-year builder warranty.

Can we talk to past clients?

Yes. We’re happy to provide references from recent clients, and you can read our reviews on Google.
