If you’ve started researching how to build a new home in Southeast Idaho, you’ve probably run into three terms that get used loosely and often incorrectly: custom, semi-custom, and spec. Each one describes a genuinely different building process, with its own price point, timeline, and level of control over the finished product. Picking the wrong path for your situation is one of the most common and most expensive mistakes a first-time home buyer in Pocatello or Chubbuck can make.
This guide breaks down what each option actually means, how they compare on cost, timeline, and design control, and how to figure out which one fits your family, your lot, and your budget.
What Is a Fully Custom Home?
A fully custom home starts with a blank sheet of paper. You, your builder, and typically a designer or draftsman work together to create a floor plan built specifically around your land, your lifestyle, and your must-haves. Every wall, window placement, and finish is a decision you make rather than one that’s made for you.
This is the right path if you already own a lot with a specific shape, slope, or view you want the home designed around, or if you have a long list of non-negotiables that a pre-drawn plan simply can’t accommodate. It’s also the most involved process, with more decisions, a longer design phase, and typically the highest price point of the three options. We cover what that design process looks like in more detail on our custom home building page, and we’ve written separately about drafting and blueprint services if you’re still in the planning stage.
What Is a Semi-Custom Home?
A semi-custom home starts from an existing, proven floor plan that you then modify to fit your needs. You might shift a wall to enlarge a bedroom, swap a formal dining room for a home office, or reconfigure the garage. The bones of the plan are already engineered and priced, which means less time spent in the design phase and a more predictable budget than a fully custom build.
This is a popular middle ground for Southeast Idaho families who want a home that feels personal without the extended design timeline of a from-scratch build. The Summit, our recently completed semi-custom project in Chubbuck, is a good example: the client started from one of our base plans and made targeted changes to the kitchen layout and primary suite rather than designing the entire home from the ground up. You can see how our semi-custom process works on the semi-custom home page.
What Is a Spec Home?
A spec home (“speculative” home) is a house the builder designs, prices, and often begins building before a buyer is attached to it. The floor plan, finishes, and fixtures are already selected, which means there’s little to no customization, but it also means a much faster path to move-in and typically the lowest price point of the three. Spec homes can be a strong option for buyers who need to move on a timeline, who don’t have strong opinions about finishes, or who want new construction without the months of decision-making a custom or semi-custom build requires.
Comparing Cost, Timeline, and Design Control
Cost
Spec homes are generally the most budget-friendly because the builder is purchasing materials and labor at scale and has already optimized the plan for efficient construction. Semi-custom homes land in the middle, since you’re building from an already-engineered plan with only targeted modifications. Fully custom homes carry the highest price tag because every decision, from structural engineering to finish selections, is made individually for your project. We go into real local numbers in our cost-per-square-foot guide for Pocatello and Chubbuck.
Timeline
Spec homes move fastest, since in many cases the home is already under construction or close to complete by the time you sign a contract. Semi-custom homes typically shave weeks to a couple of months off a comparable custom build because the design and engineering phase is shorter. Fully custom homes take the longest from first conversation to move-in day, mostly because of the extended design and permitting phase up front. Our build timeline breakdown walks through what that schedule looks like stage by stage.
Design Control
This is really the deciding factor for most buyers. Fully custom gives you control over nearly everything. Semi-custom gives you meaningful control over layout and finishes within the framework of a proven plan. Spec gives you the least control, but the most certainty about price and delivery date, since those decisions have already been finalized.
Which Option Fits Your Family Best?
If you already own land with a unique layout, have a detailed wish list, and your timeline has flexibility, a fully custom home will serve you best. If you want a home that feels tailored to your family but you’d rather not spend months in the design phase, semi-custom is usually the sweet spot, and it’s the option we see most Southeast Idaho families land on. If you need to be in a new home on a defined timeline, or you’re relocating to the Pocatello or Chubbuck area and want to walk through a finished or nearly-finished product before committing, a spec home removes most of the guesswork.
None of these is the “better” choice in any universal sense. They’re three different tools for three different situations, and a good builder should be honest with you about which one actually fits your circumstances rather than steering every client toward the same process.
